Why rent when you can buy?
Quite simply, there have been few great opportunities to buy a home since World War II. Now is one of those great opportunities.
WHY?
Housing prices are low. The index of home prices has dropped over 50% from the peak in 2005. This is not true for all markets, however all markets have seen significant decreases in values.
Interest rates are low. Interest rates offered today are at or near record lows. This means you can buy more house for what you can afford as a monthly payment.
Housing Affordability Index is favorable. The monthly cost of owning a home compared to your income is low, which means the affordability index is high, and more people can afford to own a home. In fact, the affordability index is at or near post-World War II highs.
Pride of ownership. The home we help you acquire is your home. Home ownership provides shelter and security for you and your family.
Building Wealth. As you pay your mortgage loan payment, you are paying down the loan balance. Over time, as the value of your home increases and the balance on your loan goes down, you build up equity. Equity is the difference between what your home is worth and what you owe on it. Tax Advantages: The interest on your loan, the mortgage insurance and the real estate taxes are all deductible on your income tax return. Often you can save up to 30% or more of your monthly payment in state and federal income taxes. This can turn a $1,500 rent payment into the equivalent of a $2,100 mortgage payment.

The plan will include how to get your down payment, how to get the necessary credit score, and figuring out your target purchase price range. After we help you develop the plan, Home Buyer Coach will get you pre-approved for a mortgage loan.
Once you're pre-approved, we won't stop there. We will continue to help you through the selection process, answering your questions and providing you with the necessary information. Then we will guide you into the end zone, as you successfully become a homeowner.
